We Pride Ourselves On Delivering Quality Work

Experienced plumbing services for Landrum homeowners, from the team that has served the Spartanburg County foothills since 1982.

Landrum sits closer to the Blue Ridge Mountains than any other community in CB Smith’s service area, and that geography shapes everything about the homes here — from the age of the housing stock near the historic downtown to the rural properties and equestrian estates that spread out along the Cherokee Foothills Scenic Highway corridor. Plumbing systems in this part of Spartanburg County face conditions that are meaningfully different from what homeowners deal with further south, and they require a plumber who understands those differences before setting foot in the crawl space. CB Smith Plumbing has been serving Landrum and the NC Foothills region since 1982. Our technicians have worked inside the full range of homes this area offers, from century-old properties near the original railroad depot to mid-century farmhouses on rural acreage to newer construction on the edges of town. That range of experience is what allows us to walk into a Landrum home, assess what the plumbing system actually is, and make recommendations that reflect the reality of the pipe rather than a generic service checklist. Same-day appointments are frequently available for routine and urgent calls across Landrum and the surrounding foothills region. When you call CB Smith, a real person answers, listens to what you are dealing with, and gets a technician on the way without making you navigate a phone tree first.

What every residential plumber in Landrum, SC needs to understand about this community

Landrum was founded in 1880 when the railroad pushed north from Spartanburg toward the mountains, and the town’s identity has been shaped by that geography ever since. Named after John Gill Landrum, who donated the land for the original depot, the city grew as a railroad stop serving the foothills farming community and later diversified into textiles and light manufacturing. Today it sits at the intersection of U.S. Route 176 and SC Highway 14, just south of the North Carolina line, and its character reflects that position, small enough to feel like a genuine community, connected enough to draw residents who commute to Spartanburg, Greenville, and Asheville. The housing stock in Landrum reflects the full arc of that history. The blocks nearest downtown contain some of the oldest residential construction in Spartanburg County’s foothills, with homes that predate World War II and carry the plumbing systems installed during the mid-twentieth century. These properties were built with galvanized steel supply lines and cast iron drain runs that have been in continuous service for decades, many of them routed through crawl spaces that were never designed with pipe insulation in mind. At Landrum’s elevation and latitude, that becomes a meaningful risk every time a cold front descends from the mountains. Beyond the historic core, Landrum’s residential landscape opens up into rural acreage, horse farms, and equestrian estates that extend toward Lake Bowen and along the roads feeding FENCE, the Foothills Equestrian and Nature Center. Properties in this part of the area present a different set of plumbing considerations. Longer sewer lateral connections, well and pump systems on properties not connected to the municipal system, and outbuilding plumbing that may not have been maintained with the same attention as the main house are all common in this corridor. A residential plumber in Landrum, SC working outside the town center needs to be prepared for infrastructure that looks quite different from a standard subdivision service call. Landrum’s climate is the factor that most distinguishes it from the rest of CB Smith’s service area. The foothills location means temperatures drop earlier in autumn, stay lower through winter, and can swing sharply overnight in ways that catch homeowners off guard. Pipe freezes in Landrum are not rare events that happen once a decade. They are a seasonal reality for homes with exposed crawl space plumbing, and the damage a single hard freeze can cause to an uninsulated pipe run in an older Landrum property is significant.

Plumbing services Landrum, SC homeowners can count on from CB Smith

CB Smith Plumbing provides a full range of residential plumbing services to Landrum and the surrounding foothills region. Every service below is performed by licensed plumbers with direct experience across the full range of Landrum’s housing stock, from historic downtown properties to rural acreage and equestrian estates.

Drain cleaning

Slow drains, recurring clogs, and backed-up fixtures are consistent calls from Landrum homeowners, particularly in older properties where cast iron drain lines have been accumulating buildup for decades and root intrusion from mature trees has had years to develop. We clear blockages completely using professional drain snakes and hydro-jetting equipment.

Water heater repair and replacement

Landrum's colder foothills climate puts more seasonal demand on water heaters than the broader Upstate average. CB Smith diagnoses failing units and repairs or replaces them based on what the system actually needs, with same-day availability on most calls.

Sewer line repair

Root intrusion, deteriorating pipe connections, and ground movement from the foothills terrain affect sewer lines throughout Landrum's older neighborhoods and rural corridors. We camera-inspect the line first so every recommendation is grounded in what the pipe actually shows.

Frozen and burst pipe repair

Landrum's elevation and proximity to the mountains makes pipe freeze a genuine seasonal risk, not an occasional anomaly. CB Smith responds to frozen and burst pipe calls across Landrum and can assess which runs in your home are most vulnerable before the next cold snap arrives.

Leak detection and pipe repair

Pinhole leaks in aging galvanized supply lines, separating cast iron joints, and hidden leaks in crawl space construction are jobs that require professional detection equipment to locate accurately. CB Smith finds the source without unnecessary damage to your home.

Toilet repair and installation

Running toilets, failed flush mechanisms, and loose bases are resolved on the same visit in most cases. We also handle full toilet replacements for renovation and upgrade projects.

Faucet and fixture repair

Worn valves, dripping faucets, and damaged fixtures waste water steadily and add up over time on a Landrum homeowner's utility bill. CB Smith repairs or replaces fixtures throughout the home efficiently and without unnecessary upselling.

Water and sewer line services

For Landrum properties needing new water or sewer line installation, municipal connection work, or full replacement of a failed main line, CB Smith manages the complete scope from excavation through restoration.

Emergency plumbing

When a plumbing failure cannot wait, CB Smith responds to emergency calls across Landrum and the NC Foothills region with the same professionalism and honesty we bring to every scheduled appointment.

Why choose CB Smith in Landrum, SC

The local plumbing company Landrum homeowners can count on for the long term

Over forty years serving the Spartanburg County foothills.

CB Smith has been part of this region since 1982, and the NC Foothills corridor including Landrum has been in our service area from the beginning. Our technicians are not navigating unfamiliar roads or guessing at local infrastructure when they arrive at a Landrum address.

Experience across every type of Landrum property.

From historic downtown homes with original cast iron plumbing to rural acreage properties with extended service lines and outbuilding fixtures, CB Smith has worked across the full range of residential construction this area presents. That breadth of experience shapes every diagnosis we make.

Honest recommendations, every time.

Older homes and rural properties in the Landrum area can present plumbing conditions that a less straightforward company might use to justify work that is not actually needed. CB Smith technicians tell you what the system shows and what it genuinely requires. Nothing beyond that.

A family-owned company with community roots.

CB Smith was founded by Connie Smith in Spartanburg in 1982 and remains family-owned today. When you call us, you reach a local team, not a regional dispatch center. That distinction matters when the person showing up at your door is going to be working inside your home.

Our standing in Spartanburg County reflects forty years of showing up, doing the work correctly, and treating every customer the way a neighbor deserves to be treated. Landrum homeowners are part of that record.

What Landrum homeowners deal with most, and what to watch for

Frozen and burst pipes during foothills cold snaps Landrum’s position in the Blue Ridge foothills gives it a winter profile that is noticeably harsher than communities further south in Spartanburg County. Cold fronts descend from the mountains quickly and overnight temperatures can drop well below freezing before most homeowners have taken any precautions. Older Landrum homes with plumbing routed through uninsulated crawl spaces are the most vulnerable, particularly those built before modern pipe insulation standards became common practice. When a pipe freezes and the ice thaws, the split in the pipe wall releases water into the crawl space or wall cavity with no warning. An emergency plumber in Landrum, SC responding to a burst pipe after a hard freeze is one of CB Smith’s most consistent winter calls from this part of the service area, and the pattern is almost always the same — a crawl space pipe run that was never insulated and a cold snap that arrived faster than expected.

Aging plumbing in Landrum’s historic downtown homes The blocks surrounding Landrum’s original railroad depot contain some of the oldest residential construction in the Spartanburg County foothills. Homes in this part of town were built with galvanized steel supply lines that have been corroding internally for decades, gradually narrowing the pipe interior and reducing water pressure in ways that are easy to dismiss until the flow drops to a fraction of what it should be. Cast iron drain lines in the crawl spaces beneath these properties face their own deterioration, with pipe walls thinning and joints separating over time. A residential plumber in Landrum, SC working in these homes needs to recognize when a repair will hold and when the pipe condition has deteriorated to the point where staged replacement is the more honest recommendation.

Extended service lines and rural property plumbing Properties outside Landrum’s town center along the equestrian corridors near FENCE and toward Lake Bowen often sit on larger lots with longer runs between the main house, outbuildings, and the municipal connection or well system. Longer service lines mean more joints, more exposure to ground movement in the foothills terrain, and more opportunity for root intrusion from the mature trees common throughout this landscape. Drain cleaning in Landrum, SC on rural properties frequently involves blockages that are further down the line than a standard residential call, and sewer lateral connections on older acreage properties may not have been inspected or serviced in years.

Water heater strain in a colder climate Water heaters in Landrum work harder than equivalent units in lower-elevation Upstate communities because the incoming water temperature from the ground is colder during the winter months, requiring the unit to work harder to reach the set output temperature. Combined with the mineral buildup common in foothills water supplies, this accelerated demand shortens the reliable service life of water heater units in Landrum homes. Water heater repair in Landrum, SC is a consistent call for CB Smith, and our technicians assess on the first visit whether the unit can be repaired reliably or whether replacement is the more practical recommendation for the homeowner.

Make CB Smith your plumber. They are great. Unfortunately CB Smith wasn’t available on the weekend so I called another plumber. Bad mistake. After having a bad experience with the other plumber that sent my dog to the hospital, my husband called Joe with CB Smith as we had a great experience with them before. Joe has guided me through a large sewer issue. Mike Welch came over as our toilet was backing up. While not even making much money, he has been responsive to calls and texts. He has provided advice and gave us options that have really helped us save thousands by doing some things ourself. Joe sent Mike Welch over to help us. Mike was able to camera the sewer pipe and let us know exactly where it was. Going out to the street and provide us where he was running into an issue. It is now looking like it’s a water company issue. Even though Joe won’t be making much on this issue, he still says to keep him in the loop. Such an awesome person. Please give Joe, Mike and CB Smith Plumbing your business. You won’t regret it.

Frequently asked questions about plumbing services in Landrum, SC

Yes. CB Smith Plumbing serves Landrum and the broader NC Foothills corridor that forms the northern edge of our service area, including rural properties along the equestrian corridors near FENCE, acreage homes toward Lake Bowen, and residential addresses throughout the historic downtown and its surrounding neighborhoods. Landrum has been part of CB Smith’s service area since 1982. When you call, we confirm availability for your specific address and give you an honest estimate of when a technician can reach you.
Homes built in Landrum’s historic core before World War II were plumbed with materials that have long exceeded their intended service life in most cases. The first areas to assess are the supply lines and the drain system in the crawl space. Galvanized steel supply lines in homes of this age show internal corrosion that progressively restricts water flow, and the first sign is usually reduced pressure at multiple fixtures simultaneously rather than just one. Cast iron drain lines in older crawl spaces deteriorate at joints and low-lying sections, often without visible symptoms until a section fails entirely. CB Smith can assess both systems and give you a clear picture of what is holding up and what is approaching the end of its reliable service life, so you can make informed decisions rather than reactive ones.
Landrum sits higher in elevation and closer to the North Carolina line than any other community CB Smith serves, and its winter temperature profile reflects that position. Cold fronts arrive faster and drop lower in Landrum than in Spartanburg or Duncan, and the overnight swings during a hard freeze can be severe enough to split an uninsulated crawl space pipe before morning. Homes with plumbing routed through unheated crawl spaces, along exterior walls, or through outbuildings are the most vulnerable. CB Smith responds to burst pipe calls in Landrum every winter, and the homes affected are almost always those where crawl space insulation was never installed or where a vent was left open going into the cold season.
Properties outside Landrum’s town center on larger lots have plumbing characteristics that differ meaningfully from standard residential service calls. Longer sewer lateral connections mean more joints and more ground exposure, increasing the opportunity for root intrusion and pipe movement in the foothills terrain. Outbuilding plumbing for barns, stables, and equipment storage often runs on separate lines that may not have been inspected or serviced in years. Well and pump systems on properties not connected to the municipal water system require different diagnostic approaches than city-supplied homes. CB Smith is familiar with the full range of rural property plumbing in this part of Spartanburg County and brings the right equipment and experience to these calls.
The answer depends on the age of the unit, the nature of the failure, and the condition of the surrounding components. A water heater that is leaking from the tank itself has typically reached the point where replacement is more practical than repair. A unit that is producing inconsistent hot water, making unusual sounds, or showing sediment at the tap may have years of reliable service left if the issue is addressed correctly. Landrum’s colder incoming water temperatures and the mineral content common in foothills water supplies both accelerate the wear on water heater components, so units in this area often reach the end of their reliable service life earlier than the general estimates suggest. CB Smith technicians assess the unit on the first visit and give you a recommendation that reflects what the system actually shows, not what generates the larger job.
The most important steps focus on the crawl space and any pipe runs that are exposed to unheated air. Confirm that crawl space vents are closed before the first hard freeze arrives and that any exposed pipe sections in the crawl space have adequate insulation wrap. Check that outbuilding plumbing, if applicable, is either insulated or drained down before sustained freezing temperatures are forecast. Inside the house, know where your main water shutoff valve is located so you can act immediately if a pipe does freeze and split. If your home has a history of frozen pipes in a specific location, CB Smith can assess that run and recommend a permanent solution rather than leaving you to manage the risk every winter with dripping faucets and crossed fingers.

Ready to help with your Landrum home's plumbing needs.

Landrum is one of the more distinctive communities in CB Smith's service area, and serving it well means understanding what makes it different from the rest of Spartanburg County. The foothills climate, the age of the housing stock near the historic downtown, the rural properties stretching out toward the North Carolina line, these are not details a plumber learns from a zip code. They are details that come from four decades of showing up in this part of the Upstate and doing the work correctly. Whether your home is a century-old property near the original railroad depot, a farmhouse on rural acreage outside town, or a newer build in one of Landrum's growing residential areas, CB Smith Plumbing is ready to help.
