Decades Of Stopping Leaks In Their Tracks
A rising water bill, spreading ceiling stain, or damp spot that never dries can all point to the same problem: water is escaping somewhere it should not. Some leaks are obvious. Others stay hidden behind walls, beneath floors, or underground between the meter and the house.
CB Smith Plumbing has provided leak detection in Greenville since 1982. Our licensed plumbers use targeted testing to narrow down the source before recommending a repair. When plumbing access is necessary, we explain why and where before work begins.
If you suspect a hidden leak, schedule a visit before escaping water causes additional damage.
Finding Hidden Plumbing Leaks in Greenville Homes
Water does not always appear near the source of a leak. It can travel along pipes, framing, and other building materials before becoming visible. A ceiling stain, for example, may originate from plumbing several feet away.
That is why opening the wall or ceiling where moisture appears is not always the best first step. CB Smith Plumbing uses leak detection methods to narrow down the likely source and determine what should be inspected next. This can help limit unnecessary openings and keep the eventual repair more focused.
Signs You May Have a Hidden Water Leak
Hidden plumbing leaks often leave clues before the source becomes obvious. Watch for:
- A water bill that rises without a change in normal usage
- The sound of running water when every fixture is turned off
- Ceiling or wall stains, bubbling paint, or peeling wallpaper
- Warped flooring or baseboards pulling away from the wall
- Musty odors from a crawl space, closet, or cabinet
- A patch of yard that remains soggy during otherwise dry weather
- Water pressure that drops without an obvious cause
Even smaller leaks can waste substantial amounts of water. According to the EPA, household leaks can waste about 9,400 gallons of water each year for the average family.
Who Is Responsible for a Leak After the Water Meter?
Knowing where the utility’s responsibility ends can help when a leak appears outside the house. Greenville Water’s published rules and regulations state that the utility maintains the service line through the meter outlet.
Plumbing beyond that point is generally the property owner’s responsibility. That can include the buried water service line between the meter and house, along with the plumbing inside the home.
If the meter shows water usage while every fixture is off, the next step is determining whether the leak is in that buried service line or somewhere inside the house. CB Smith Plumbing can test the system and narrow down where the water is escaping.

High Water Bills and Leak Adjustments
An unexpectedly high water bill can be one of the first signs of a hidden leak. If your usage increases without an obvious explanation, checking for leaking plumbing can help determine where the extra water is going.
Greenville Water may offer billing adjustments for certain qualifying leaks on a customer’s side of the meter. Eligibility and documentation requirements can vary, so homeowners should confirm the current policy directly with the utility.
Documentation can be important when requesting an adjustment. When CB Smith Plumbing repairs a leak, we provide an itemized invoice describing the work performed. Keep that invoice with your water bill and other records in case the utility requests proof of repair.
Staring at a water bill that does not make sense? Request leak detection service and find out whether escaping water is responsible.
How We Find Hidden Plumbing Leaks
Leak detection usually starts with the simplest tests and becomes more targeted as we narrow down the possibilities. The goal is to identify the affected part of the plumbing system before recommending a repair.
Checking the Water Meter
The water meter can provide an important first clue. With faucets, appliances, and other water-using fixtures turned off, continued movement at the meter may indicate water is still flowing somewhere in the system.
Testing can then help determine whether the suspected leak is between the meter and the house or within the home’s plumbing. From there, CB Smith Plumbing can focus the inspection on the most likely area.
Plumbing Leak Detection Methods
Depending on the suspected location and type of leak, our plumbers may use methods such as:
- Acoustic detection: Listens for sounds created by pressurized water escaping from a pipe.
- Pressure testing: Helps identify whether a particular section of plumbing is losing pressure.
- Thermal inspection: Can reveal temperature differences associated with some hidden hot-water leaks.
- Visual inspection: Checks accessible areas such as crawl spaces, cabinets, fixtures, and exposed plumbing for signs of moisture.
No single method works for every leak. CB Smith Plumbing uses the findings from the inspection and testing to narrow down the source and determine the next step.
Common Places Plumbing Leaks Develop
Hidden leaks can develop almost anywhere water lines or drains travel through a property. The home’s age, piping materials, and foundation type can all affect where problems are likely to appear.
Underground Water Service Lines
The buried line between the meter and the house can leak without sending water indoors. Possible signs include:
- An unexplained wet or soft area in the yard
- Reduced water pressure
- Unexplained increases in water usage
- Meter movement when water is not being used inside
Because escaping water can disappear into the surrounding soil, an underground leak may continue without becoming immediately obvious.
Polybutylene Pipes in Older Homes
Polybutylene was used in residential plumbing from the late 1970s through the 1990s. If an older home still contains this piping, its condition deserves attention when leaks begin appearing.
A plumber can identify the piping material and inspect accessible connections for signs of deterioration. When problems are widespread throughout an aging plumbing system, repiping may make more sense than repeatedly repairing individual leaks.
Leaks in Aging Supply Pipes
Older galvanized steel and copper supply lines can develop leaks as they age. Galvanized piping is particularly vulnerable to internal corrosion, while copper can develop small pinhole leaks under certain conditions.
One isolated leak does not automatically mean the entire plumbing system needs replacement. CB Smith Plumbing considers the pipe material, overall condition, repair history, and location of the problem before recommending a larger solution.
Crawl Space and Slab Leaks
In homes with crawl spaces, leaking plumbing can release water beneath the house before the problem becomes visible indoors. Dampness, musty odors, or damaged materials beneath the plumbing may provide the first clues.
Leaks beneath concrete slabs can be harder to locate. Possible signs include unexplained water usage, warm areas of flooring from some hot-water leaks, or moisture appearing near walls or flooring.
Testing can help isolate the affected plumbing before access is recommended. When the problem is beneath the foundation, our slab leak repair service addresses the plumbing once the source has been narrowed down.
Outdoor Water Leaks
Not every unexplained increase in water use comes from plumbing inside the house. Outdoor water lines, hose connections, and irrigation components can also leak.
Signs can include pooling water, persistently soggy soil, or patches of vegetation growing differently from the surrounding lawn. If outdoor water use contributes to a high bill, identifying the source early can prevent additional waste.

Water Leak Repair After the Source Is Found
Finding a hidden leak is only part of the job. The repair should address the source identified during testing, not simply the area where water became visible.
CB Smith Plumbing handles both leak detection and plumbing repair, so you do not need to coordinate between separate companies. A typical service visit may include:
- Reviewing the symptoms and when you first noticed them
- Checking the plumbing system for signs of an active leak
- Using appropriate testing to narrow down the source
- Explaining what we found and the recommended repair
- Providing pricing before approved work begins
- Completing the repair and testing the plumbing afterward
You also receive an itemized invoice documenting the work performed.
Supply Leaks vs. Drain Leaks
One important part of leak detection is determining what type of plumbing is leaking.
Supply lines remain under pressure, so an active supply leak may continue even when no fixtures are being used. Depending on its location, it may also cause unexplained movement at the water meter.
Drain lines carry water only when fixtures or appliances are in use. A drain leak may appear after someone showers, runs a sink, uses the washing machine, or operates the dishwasher.
If a stain or damp area appears only after a particular fixture is used, that pattern can help narrow down which part of the plumbing needs inspection.
Pipe Repair or Replacement
An isolated leak in otherwise sound piping can often be repaired by replacing the damaged section. Repeated leaks in an aging plumbing system may call for a broader conversation.
CB Smith Plumbing considers factors such as:
- Pipe material and age
- Overall condition
- Number of previous leaks
- Location and accessibility
- Whether deterioration appears isolated or widespread
When a larger replacement may provide better long-term value than another localized repair, we explain both options so you can make an informed decision.
Other Common Sources of Plumbing Leaks
Not every leak is hidden inside a wall or beneath a floor. Toilets, faucets, supply connections, and water heaters can also waste water or cause damage around the home.
CB Smith Plumbing provides toilet repair for running or leaking toilets, Greenville faucet repair for fixture leaks, and Greenville water heater repair when moisture is coming from the water heater or its connections.
What to Do When You Find an Active Water Leak
If water is actively escaping from the plumbing, shut off the home’s main water supply if you can do so safely. For an isolated fixture leak, a working fixture shutoff valve may stop the water without shutting down the entire house.
Keep these priorities in mind:
- Move belongings away from the affected area when it is safe to do so.
- Avoid electrical outlets, appliances, or wiring exposed to water.
- Document visible water or damage with photos for your records.
- Do not open walls or flooring simply because that is where moisture appears.
- Contact a plumber to identify and repair the source.
For burst pipes, rapidly spreading water, or another urgent plumbing problem, our emergency plumber in Greenville service is available for situations that cannot wait.

Make CB Smith your plumber. They are great. Unfortunately CB Smith wasn’t available on the weekend so I called another plumber. Bad mistake. After having a bad experience with the other plumber that sent my dog to the hospital, my husband called Joe with CB Smith as we had a great experience with them before. Joe has guided me through a large sewer issue. Mike Welch came over as our toilet was backing up. While not even making much money, he has been responsive to calls and texts. He has provided advice and gave us options that have really helped us save thousands by doing some things ourself. Joe sent Mike Welch over to help us. Mike was able to camera the sewer pipe and let us know exactly where it was. Going out to the street and provide us where he was running into an issue. It is now looking like it’s a water company issue. Even though Joe won’t be making much on this issue, he still says to keep him in the loop. Such an awesome person. Please give Joe, Mike and CB Smith Plumbing your business. You won’t regret it.
