Water Heater Installation & Repair in Greenville

Professional Water Heater Services
When hot water runs out early, turns lukewarm, or stops completely, the water heater is usually the first place to look. Sometimes the problem comes down to a single part. Other times, an aging tank is telling you that replacement makes more sense than another repair.
CB Smith Plumbing has provided water heater repair in Greenville, SC since 1982. Our licensed plumbers diagnose the problem before recommending a solution. We explain whether repair or replacement makes sense based on the condition of your unit. If your hot water has become unreliable, addressing the problem early can also help prevent leaks and water damage.
Water Heater Repair in Greenville
A water heater repair should start with testing, not guessing. Our plumbers check the heating components, thermostat or gas control, and temperature and pressure relief valve. We also inspect the tank, connections, and venting on gas units.
That process helps us identify the actual problem before recommending repairs. Common water heater problems can point to very different causes.
No Hot Water at All
No hot water from a gas unit can mean the burner is not lighting. Possible causes include a failed igniter, worn thermocouple, or faulty gas control valve.
With an electric water heater, the problem may be a tripped breaker, burned-out heating element, or tripped high-limit switch. Simply resetting the switch may not solve the underlying problem if it continues to trip.
Hot Water Runs Out Too Quickly
A failed lower heating element can reduce the available hot water in an electric tank. A damaged dip tube can cause similar problems by allowing incoming cold water to mix with hot water near the top of the tank.
Sometimes the water heater is working correctly but no longer meets the household’s needs. If your family or hot water use has grown, the original tank may no longer provide enough capacity.
Water Temperature Changes or Becomes Too Hot
Water that shifts between hot and cold can point to a thermostat, heating element, or gas control problem. Water that becomes excessively hot needs prompt attention because the issue can create a scalding risk.
If the temperature problem occurs at only one shower, the water heater may not be responsible. A problem with the shower valve or its temperature limit could be the cause. CB Smith Plumbing also repairs showers and bathtubs when the problem is isolated to a fixture.
Rumbling, Popping, or Ticking Noises
Rumbling or popping can occur when sediment collects at the bottom of a tank. Water beneath the buildup heats and moves through the sediment, creating the noise. Depending on the condition of the heater, flushing the tank may help.
Light ticking can also occur as metal components expand and contract while the heater warms and cools. That sound alone does not necessarily indicate a problem.
What to Do About a Leaking Water Heater
A leaking water heater does not always mean the tank has failed. Water around the base can come from several places:
- Loose inlet or outlet connections at the top of the heater
- A drain valve that no longer seals properly
- A leaking or discharging temperature and pressure relief valve
- Condensation around some gas water heaters
- Corrosion or damage that allows water to leak from the tank itself
Some of these problems can be repaired. A leak from the tank itself usually means the water heater needs replacement.
If water is spreading, shut off the cold water supply to the heater if you can do so safely. The unit should also be shut down according to its gas or electrical requirements. If the source is unclear, CB Smith Plumbing’s leak detection and repair service can help determine whether the water is coming from the heater or nearby plumbing.
A relief valve that repeatedly releases water may also indicate excessive pressure. In some plumbing systems, heated water needs an expansion tank to accommodate the increase in volume as it warms. A plumber can check the system pressure and determine whether the expansion tank is missing, undersized, or no longer working properly.
Water pooling around a heater deserves prompt attention. CB Smith Plumbing can locate the source and determine whether the problem calls for a repair or water heater replacement.

How Greenville Water Can Affect Your Water Heater
Greenville Water draws from Table Rock Reservoir, North Saluda Reservoir, and Lake Keowee. Local water is relatively soft, so heavy mineral scale may be less of a concern than it is in areas with harder water.
That does not mean a water heater is maintenance-free. Sediment can still collect in a tank, and internal components continue to wear as the unit ages. Water quality is one factor CB Smith Plumbing considers when evaluating maintenance needs and the condition of a heater.
The Role of the Anode Rod
Most tank water heaters contain a sacrificial anode rod designed to corrode instead of the steel tank. As the rod deteriorates, it becomes less effective at protecting the tank from corrosion.
The condition of an anode rod depends on several factors, including water chemistry and the type of rod installed. Periodic inspection can help determine whether it needs replacement before corrosion begins affecting the tank itself.
Rust-colored hot water or an unusual odor can have several possible causes. If either appears, a plumber can inspect the heater and determine whether the anode rod, tank, or another part of the plumbing system is responsible.
Winter Water Temperatures Can Affect Performance
Incoming water temperatures change with the seasons. When colder water enters the home during winter, the water heater must raise its temperature farther to reach the desired setting.
That extra demand can make an undersized or aging heater more noticeable during colder months. Incoming water temperature is also an important consideration when sizing a tankless water heater.
Should You Repair or Replace Your Water Heater?
Not every water heater problem calls for a new unit. CB Smith Plumbing looks at the condition of the entire system before recommending repair or replacement.
Important factors include:
- Age: Tank water heaters commonly provide years of service, but repair decisions change as a unit gets older.
- Type of repair: Replacing a heating element or valve is very different from dealing with a leaking tank.
- Tank condition: Corrosion or a leak from the tank itself generally points toward replacement.
- Repair history: Repeated problems can make continued repairs less practical.
- Household demand: A working heater may still need replacement if it no longer provides enough hot water for the home.
- Efficiency: A newer, properly sized model may use energy more efficiently than an aging unit.
Water heating is also a significant part of household energy use. That makes efficiency worth considering when an older heater is already approaching replacement.
How to Check the Age of Your Water Heater
The manufacturer’s rating label on the side of the water heater usually contains the model and serial number. Many manufacturers encode the production date in the serial number, although the format varies by brand.
If you cannot determine the age, CB Smith Plumbing can identify it during an inspection. We can also evaluate the tank, components, and overall performance to help you decide whether another repair makes sense.
Not sure whether your water heater is worth repairing? Schedule a diagnostic visit with CB Smith Plumbing for a clear recommendation based on the condition of your unit.
Water Heater Installation in Greenville, SC
When replacement makes more sense than repair, CB Smith Plumbing handles the water heater installation from start to finish. We help you choose a unit that fits your household, available space, and existing plumbing and energy connections.
A typical installation includes:
- Confirming the appropriate size, fuel type, and venting requirements
- Draining, disconnecting, and removing the old water heater
- Installing and connecting the new unit
- Checking the relief valve, plumbing connections, venting, and applicable gas connections
- Filling, starting, and testing the new water heater before we leave
Water heater replacement may also require permits and inspections depending on the installation. CB Smith Plumbing coordinates applicable permitting and inspection requirements as part of the job.
Sizing a Tank Water Heater
Replacing an old water heater with the same tank capacity is not always the best approach. Household size, hot water use, available space, and the heater’s first-hour rating can all affect sizing.
The first-hour rating indicates how much hot water a tank model can provide during a period of heavy use. That can be more useful than looking at tank capacity alone.
Available space matters too. Some older Greenville homes have utility areas that limit the dimensions of a replacement tank. CB Smith Plumbing evaluates those constraints along with household demand before recommending a size or configuration.
Gas and Electric Water Heaters
CB Smith Plumbing installs both gas and electric water heaters. If you are replacing a unit with the same fuel type, we still check the connections and installation requirements before putting the new heater into service.
Changing fuel types can involve additional work. Gas models require an adequate gas supply and proper venting. Electric models require an appropriate electrical circuit. We explain those requirements before you decide whether switching makes sense for your home.

Tankless Water Heaters for Greenville Homes
A tankless water heater heats water as you use it instead of storing hot water in a tank. This design can save space and provide a continuous supply of hot water when the unit is properly sized for the household’s demand.
Tankless is not automatically the right choice for every home. Installation requirements, fuel supply, simultaneous hot water use, and upfront cost all need to be considered. CB Smith Plumbing evaluates those factors before recommending a tankless system.
Properly Sizing a Tankless Water Heater
Tankless water heaters are sized partly by flow rate, measured in gallons per minute, and the temperature rise required to heat incoming water.
A household running two showers at once, for example, requires more flow than one using a single fixture. Colder incoming water also requires the unit to produce a greater temperature rise.
CB Smith Plumbing considers both factors when sizing a tankless water heater so the system can meet the home’s expected hot water demand throughout the year.
Gas Supply and Venting for Tankless Systems
Installing a gas tankless water heater may require different gas supply and venting than an existing tank model. Before recommending a unit, we evaluate whether the home’s current setup can support it.
Venting requirements also vary by equipment. Condensing and non-condensing units use different venting configurations, so the installation needs to follow the requirements of the specific manufacturer and model.
CB Smith Plumbing installs and services Navien, Rinnai, and Noritz tankless water heaters.

Water Heater Service and Maintenance
Routine maintenance can help a water heater operate reliably and give a plumber a chance to catch developing problems early. Maintenance needs vary by the type of heater, its age, water quality, and manufacturer recommendations.
A water heater service visit may include:
- Flushing a tank model to remove accumulated sediment
- Descaling a tankless heat exchanger when mineral buildup is present
- Testing the temperature and pressure relief valve
- Inspecting the anode rod on applicable tank models
- Checking plumbing connections, venting, and the area around the unit for signs of moisture or corrosion
Water quality can also affect maintenance needs. Homes on private wells may have different mineral levels than properties served by Greenville Water. CB Smith Plumbing can recommend a maintenance schedule based on the water source and equipment in your home.

Make CB Smith your plumber. They are great. Unfortunately CB Smith wasn’t available on the weekend so I called another plumber. Bad mistake. After having a bad experience with the other plumber that sent my dog to the hospital, my husband called Joe with CB Smith as we had a great experience with them before. Joe has guided me through a large sewer issue. Mike Welch came over as our toilet was backing up. While not even making much money, he has been responsive to calls and texts. He has provided advice and gave us options that have really helped us save thousands by doing some things ourself. Joe sent Mike Welch over to help us. Mike was able to camera the sewer pipe and let us know exactly where it was. Going out to the street and provide us where he was running into an issue. It is now looking like it’s a water company issue. Even though Joe won’t be making much on this issue, he still says to keep him in the loop. Such an awesome person. Please give Joe, Mike and CB Smith Plumbing your business. You won’t regret it.
